Data period: Aug 2025 – Jul 2026 (trailing 12 months). Source: AirROI, captured Sep 12, 2026. Page last checked October 27, 2026.
What the numbers say
- Tokyo and Seoul are the only markets above 50% occupancy: Tokyo at 52.5% and Seoul at 51.3%. (AirROI, AirROI)
- Singapore ranks last at 25.2%, with a high average nightly rate of US$190. (AirROI)
- Highest average annual revenue per listing: Tokyo (US$31,258), Seminyak in Bali (US$29,043) and Kamala in Phuket (US$25,284). (AirROI, AirROI, AirROI)
- Lowest: Lapu-Lapu City (Mactan) at US$3,182 and Cebu City at US$3,299. (AirROI, AirROI)
- Neighborhood matters as much as city: Hanoi's Old Quarter (Hoàn Kiếm) runs at 46.4% while Hanoi city-wide is 31.3%. (AirROI, AirROI)
- Averages can mislead in villa markets: in Kamala, the average nightly rate is US$296 but the median is US$114, so a few large villas pull the average up. (AirROI)

How to read this table
- Occupancy is the share of available nights that were booked, averaged across active listings in that area.
- Average vs median nightly rate: the median is the middle listing. When the average is far above the median, a few expensive listings are skewing the number.
- Annual revenue is the average per active listing over the 12 months, before cleaning, management fees, platform fees and other costs. It isn't a projection for any specific property.
- Areas differ in scope: some rows are a whole city (Tokyo, Bangkok), others a single district (Seminyak, Rawai). Compare like with like.
- Data age: AirROI updates its pages regularly, so its live pages may show newer numbers than this Aug 2025 – Jul 2026 snapshot. Each row links to its source.
- Market numbers don't tell you whether short stays are allowed in a given building or city. Each city page covers that, and our Methodology explains how we source data.
