How we research and publish

Rules

We work from primary sources (statutes, regulators and government guidance) and from law-firm or official commentary where primary text is hard to access. Every rule is cited with an as-of date, and we recheck rules periodically. Data was last checked 2026-10-18.

Market estimates

Nightly rate, occupancy and revenue figures are estimates from AirROI (trailing 12 months, Aug 2025 – Jul 2026, updated 12 Sep 2026), in US dollars. They are market averages across active listings, not projections for any specific property.

Figures are AirROI trailing-12-month averages for active listings. Averages tend to overstate what a typical unit earns: a small number of large or premium listings pull the mean up. Where available we show the median nightly rate alongside the average (mean); the median is the middle listing and is usually a better guide to a typical unit.

We don't invent numbers

If we can't cite a figure, we don't publish one. Gaps show as "Not yet sourced".
