Langkawi is a duty-free resort island in Kedah. Nightly rentals fall under the same national gray zone as Kuala Lumpur: no national short-stay law yet, a local council license first, and building rules that can ban short stays. It's a small, resort-led market of villas and chalets as well as condos.

- We found no Langkawi-specific short-stay rules. Malaysia's national STRA guidelines are still a draft.
- Get a business premises license from the Langkawi municipal council (Majlis Perbandaran Langkawi Bandaraya Pelancongan) first. Its license types include a lodging-house license (Lesen Rumah Tumpangan), and applications need site and floor plans, occupancy or building approvals, the owner's consent if you rent, and fire department support.
- MOTAC says short-term rental premises must hold a local operating license before registering as tourist accommodation.
- Strata management bodies can ban short stays through house rules (Federal Court, Verve Suites).
