Airbnb rules & returns in Seoul

Seoul has strong occupancy, but the legal model is narrow. You must live in the home, register it with your district office and host foreign tourists. It suits a resident renting out a room or their own apartment, not an investor buying units to rent out.

As of 2026-10-19
- Register as a Foreign Tourist Urban Homestay with your district (gu) office before hosting. The host must live in the home.
- Foreign guests only. Korean guests are allowed only through approved sandbox platforms (Wehome, Mister Mansion); the route for unregistered hosts closed to newcomers on 1 Aug 2026.
- Houses and apartments under 230 sq m only. Officetels and one-room studios can't register.
- Apartment registrations usually need neighbor consent under the complex's management rules.
- Airbnb only accepts Korean listings with a registration certificate (all listings since 16 Oct 2025).
- Context: in Sept 2023, about 16,000 Seoul homes were on Airbnb but only 1,520 were registered with the city.
